Site Constraints & Technical Response

The site presented significant technical constraints. Steep terrain on the Tabor Hill slope demanded careful architectural and engineering solutions before any permits could be obtained.

Standard approaches would not work. The gradient required a design that worked with the hillside rather than against it — terraced floor plates, appropriate foundations, and site access that satisfied municipal requirements.

LD Estates identified this complexity as opportunity. Land with technical challenges trades at a discount. Solving those challenges through design creates value before breaking ground.

Execution: Acquisition to Exit

  1. Land Acquisition

    Purchased through state auction. Competitive bidding secured the site at market value despite its technical challenges.

  2. Technical Solution

    Engaged architectural team to develop a design addressing the slope. Terraced building configuration resolved gradient constraints while maximizing approved area.

  3. Planning & Design

    Completed full architectural planning documentation. Design development addressed all technical requirements for municipality submission.

  4. Permitting

    Navigated municipality approval process. Secured full construction permits enabling immediate construction start for the purchaser.

  5. Exit

    Sold the fully permitted project to another developer as a shovel-ready opportunity. Buyer received complete documentation and approvals.

Project Disposition

The land was sold to another developer in 2025. As of this writing, the building has not yet been constructed by the new owner.

This is not an incomplete project. LD Estates’ scope — land acquisition, technical problem-solving, architectural planning, permitting, and exit — was completed successfully. Construction was never part of LD Estates’ project plan.

The successful sale to another developer validates the value created through entitlement work.
